Bathroom renovation prices, and what moves them

Reviewed 2026-08-18Every figure cited to a named source

A bathroom renovation price is set by four decisions, not by square footage alone - the scope, whether plumbing moves, the finish level, and your local labor market. This page separates them so you can see which line in a quote you are actually paying for.

  • 4decisions set the pricescope, plumbing, finish, local labor
  • 1biggest single swingwhether the plumbing moves
  • 0national figures that fitrenovation is priced locally

The four decisions

Scope. A cosmetic refresh - paint, fixtures, hardware, maybe a vanity - is a different category of project from a full gut back to the studs. Naming which one you want before anyone quotes is the single most useful thing you can do.

Whether the plumbing moves. Keeping the toilet, tub and shower where they already are is substantially cheaper than relocating them, because moving a drain means opening the floor and can mean rerouting the vent stack. This is the biggest swing on the list.

Finish level. Builder-grade, mid-range and high-end are all legitimate answers. What matters for comparing quotes is that each one names specific products or a price-per-square-foot allowance you could shop against, rather than an adjective.

Local labor. Set by your market. This is why a national midpoint is confidently wrong for most readers and why the ranges on this site are ranges.

What is not in most quotes until you ask

  • Demolition and disposal of the old bathroom
  • Permits, where your jurisdiction requires them
  • The waterproofing method behind the tile
  • What happens if the subfloor is rotten once the old floor comes up

That last one is worth settling before the work starts rather than mid-project. Reputable quotes state how unexpected findings are handled.

One thing that does pay back

EPA WaterSense-labeled toilets, showerheads and faucets are certified to use at least 20 percent less water while performing as well as or better than regular models. That is a checkable reduction in the water and sewer portion of a monthly bill, and it applies at any budget level.

Making three quotes comparable

Get all three onto the same terms: same scope, same answer on whether plumbing moves, same finish level, same inclusions, and both warranties written separately. Once those match, the remaining difference is a real price difference. The full checklist is on choosing a company.

Common questions

Why will you not just give me a price range?

Because we could not source one we would stand behind. The surveys that publish renovation pricing are not openly readable, and a range copied from another site that copied it from somewhere else is not a source. When that changes, this page gets the figure and the citation together, with the date it was checked.

Is a cheaper quote a worse job?

Not automatically. Most large gaps come from scope rather than quality - a refresh quoted against a gut, or a quote that excludes permits and disposal another includes. Line the scopes up first.

Does a bathroom renovation add value to the house?

That depends on your market, the scope and what was there before, and anyone quoting you a specific return without knowing your local comparables is estimating.
